Are you in the market for a new home but unsure of what to expect? Take a look at my home purchase roadmap for new buyers! I’ll walk you through the process so nothing feels unfamiliar or intimidating.

Initial Fact-Finding Meeting

STEP ONE

First, I’ll schedule an initial call to complete an application and review the best possible options based on your current situation.

I'll review your finances, current employment, credit history, and the kind of property and mortgage you're looking for!

Answering these questions will help me build a detailed file I can reference to ensure your homeownership journey is as smooth as possible.


Pre-Approval & Rate Hold

STEP TWO

Next, I'll complete a hard credit check and verify your current income to provide an outline of the home and mortgage you may qualify for, along with a suggested list of potential lenders.

From here, your mortgage broker will also provide you with a rate hold. Meaning: your interest rate won't change between the offer and closing, as long as there are no changes to your application (employment, finances) and you close within a specific time frame.


Approval

STEP THREE

During this stage of the process, you've found your property and we can begin working towards closing!

This consists of updating your application with the property details, financing deadlines, and reviewing the file with preferred lenders.

Once I identify the target lender with the best terms and rate for your situation, your application is submitted to them to commit and finalize the mortgage paperwork.


Appraisal

STEP FOUR

An appraisal is completed if needed or requested by the buyer or lender. This is an unbiased, professional opinion on a home's value.

The appraiser will undergo an in-person inspection and create a report based on market trends, similar property sales, and aspects of the home (floor plan, amenities).

If the appraisal value is lower than expected, the transaction may be delayed or cancelled.


Document Condition & Fulfillment

STEP FIVE

Document Condition and Fulfillment is a stage in the homebuying process where the buyer and lender review and fulfill any outstanding conditions or requirements related to the loan and property. This may include submitting any additional documentation requested by the lender.

Once all conditions have been met and all necessary documents have been provided, the lender will clear the loan for closing. This stage is crucial to ensure that the loan and purchase of the property can proceed smoothly and without any issues.


One of the final steps in your homeownership journey will be communication and involvement with a lawyer.

At this stage, your lawyer will work with the lender to register the mortgage and assign the property title to you. You'll also arrange a meeting with your lawyer to finalize financial details.

This includes signing paperwork, providing your down payment, and closing costs.

Closing

STEP SEVEN

You've now arrived at the final stage of your homeownership journey: closing!

The lender will transfer the funds to your lawyer's trust account and they distribute the payment accordingly. The process is complete when your lawyer registers your name on the property title, closes the loan, and your realtor issues you the keys.

At this stage, you're ready to move in and enjoy your new property!
